STATEMENT

The major marketing objective of this brochure was to showcase a new masterplanned community in Etobicoke, 
geared to first-time buyers. One challenge was highlighting the current benefits of living west of downtown Toronto, 

while signifying how this community will evolve over the next decade with an influx of development. One of the unusual 

opportunities presented was the community’s proximity to Kipling Station. The potential to reach commuters was 
accomplished by designing an 11 X 17 brochure so commuters (part of the demographic) could carry it with them

on their subway ride into the city, much like a newspaper. The agency ensured the content of the brochure would be 

presented differently than most other developer brochures by including a clever mix of lists, neighbourhood guides and 
columns so it would feel more like a magazine. Illustrations were commissioned by a New York Times artist to add colour 

and a youthful edge.
