The Capri Collection is one of two Toll Brothers’ collections in the gated community of 
Hidden Canyon.


Both Capri and the competing Project, Marbella, are 5 bed/5.5 bath homes. Marbella has the 

advantage of wider, larger lots, better views, more garage spaces, a casita option,. In the face 
of all this Capri, under Mahtty’s leadership, has captured more sales.


The overall market for homes in the $2.0m+ range has slowed considerably in the last ten 
months. In this market segment, in Irvine, Capri has accounted for a large percentage of the 

sales over $2.0m.

At this price range, there are no financing programs or specials.


Incentives have been minimal and governed to a certain extent by The Irvine Company.

Mahtty and her team work diligently with the broker community, building relationships and 

demonstrating why brokers should bring their buyers to Capri and receive an average rate

of 1.75% instead of the usual 3% offered in the resale market. With Mahtty’s resale sale 
background, she has tremendous empathy and credibility with the Brokers. In the end, Mahtty
